TWO YEAR BROKER RENEWAL INSTRUCTIONS

Important Information and Instructions Regarding
The Renewal of a TWO YEAR - ACTIVE OR INACTIVE Real Estate Broker's License

TWO YEAR BROKER LICENSE RENEWAL FEE - $260.00

PLEASE READ CAREFULLY

ALL LICENSES EXPIRE DECEMBER 31, 2011

Applications for renewal, together with the proper fee of $260.00, must be received in the office of the Nebraska Real Estate Commission on or before November 30, 2011. 

These instructions are specific to the downloadable forms and electronic filing options available. Please be aware that you CANNOT fill out online renewals for anyone but yourself. If multiple licensees use the same computer to renew their license online, they must exit the online renewal page completely and re-enter using their individual user name and password between each user. It is recommended that you retain a copy of the submission page for your records. RENEWAL DEADLINES REMAIN THE SAME FOR ANY METHOD UTILIZED.

RENEWAL APPLICATIONS AND FEES WILL BE RETURNED IF BOTH SIDES OF ALL PAGES OF THE APPLICATION ARE NOT COMPLETED, AND/OR THE APPLICATION IS NOT SIGNED BY THE APPLICANT. IF YOU ARE UNSURE AS TO HOW TO COMPLETE YOUR RENEWAL, WE WILL BE HAPPY TO ANSWER ANY QUESTIONS YOU MAY HAVE. YOU MAY CONTACT OUR OFFICE AT (402) 471-2004.

1.     Business/Residence Addresses: Your mailed renewal application was prepared based upon the information in our database. If corrections are needed, please type or print the correct information.

2.     Affiliated Licensees: If you have employees of record, their names have been listed on a separate page of your renewal form. Please check the list of employees carefully and delete or add if the pre-printed information is incorrect. BE CERTAIN TO INCLUDE THIS LIST WITH YOUR RENEWAL WHEN SUBMITTING IT.

3.     Fee: Make certain to provide the proper renewal fee of $260.00 or to provide the VISA, MasterCard or Discover information requested on the last page of the form (Debit cards will NOT be accepted). If using checks or money orders make them payable to the Nebraska Real Estate Commission. The Commission cannot be responsible for currency sent through the mail. Note: Any payment returned by a financial institution will be subject to a $30.00 processing fee. Further, the License Act provides that the issuance of an insufficient funds check may be grounds for denial or revocation of a license. Please do not include other fees such as transfer fees, examination fees, etc., as part of the renewal fee payment, THESE ARE SEPARATE PROCESSES AND ARE BETTER SENT UNDER SEPARATE COVER.

4.    Downloaded and electronic filing forms are not personalized and will not indicate your continuing education status.  However, your license will not be renewed if your continuing education is due this year and has not been submitted to the Commission.  To check your Continuing Education File - CLICK HERE  (you will need your user name (ID#) and password to access this file).  

Continuing Education: If your renewal indicates "need continuing education" at the top left side, that means we have not yet received proof of completion of approved continuing education. You will need to submit proof of completion of remaining required hours prior to or with your renewal, or the renewal will be returned. As you are aware, inactive brokers may waive completion of continuing education until such time as their license is activated. If your form does not indicate "need continuing education", then either we have received proof of completion, or you were not required to have continuing education for this renewal.

If you are a resident of and licensed in another jurisdictions you may meet the Nebraska continuing education requirement by affirming that you have met the continuing education requirement in your resident jurisdiction.

5.    Special attention to designated brokers: If you are a designated broker for a partnership, corporation, or limited liability company, you are required to supply the information requested in section 3 of the renewal application. If this applies to you, it is most important that you complete section 3 of the renewal application.

6.    No renewals will be accepted unless they are filled out completely and signed by the licensee. There should be no questions left unanswered. Make sure your check or credit card information is enclosed, filled out properly, legible, and in the correct amount. If you are unsure as to how to complete your renewal, we will be happy to answer any questions you may have. DO NOT SUBMIT INACCURATE OR INCOMPLETE RENEWALS FOR ANY REASON, THESE MAY JEOPARDIZE THE TIMELY RENEWAL OF YOUR LICENSE AND COULD RESULT IN THE ASSESSMENT OF LATE FEES.

7.     Errors and Omissions Insurance: Enclosed with the mailed renewals were these materials: a) an Errors And Omissions insurance fact sheet; b) the certificate of equivalent coverage form to be used only if obtaining insurance other than the Nebraska Commission-offered plan ; and d) an insurance enrollment form for the Commission-offered plan.

THE COMMISSION-OFFERED ERRORS AND OMISSIONS PLAN FOR 2012 IS THROUGH RICE INSURANCE SERVICES GROUP.

If you are enrolling in, or renewing with, the Nebraska Commission-offered plan, utilize the insurance enrollment form, and check blank 1 in the Errors & Omissions section on your renewal application. Do not send insurance enrollment form or fees to the Commission. These must be sent to the address indicated on the insurance enrollment form. WE CANNOT RENEW YOUR LICENSE WITHOUT CONFIRMATION OF INSURANCE--ENROLLMENT FORMS AND PREMIUMS SHOULD BE MAILED TO THE E & O PROGRAM ADMINISTRATOR PRIOR TO OR NO LATER THAN THE TIME THE LICENSE RENEWAL FORM IS SENT TO THE COMMISSION.

If you are insured by equivalent Errors and Omissions insurance and have already sent us a certificate of equivalent coverage form verifying coverage expiring on January 2, 2012, or later, you do not need to submit another certificate of equivalent coverage form with your renewal. You need only to check blank 2 in the Errors & Omissions section on your renewal application. (In order to remain active, you will need to send the appropriate documentation of Errors & Omissions insurance coverage before your coverage expires in 2012, as explained in the enclosed "Errors & Omissions Fact Sheet.")

If you are insured by equivalent Errors and Omissions insurance with coverage expiring before the end of the year or on January 1, 2012, and you have not yet filed a certificate of equivalent coverage form verifying coverage extending past January 1, 2012, at the time you submit your renewal application to our office, and you are intending to renew on active status, you must have submitted the certificate of equivalent coverage form if filing online or must attach to the renewal if downloading the form, which verifies renewed coverage, and check blank 3 or 4 on your renewal form in the Errors & Omissions section, or your renewal will be returned or rejected.

If you are a resident of another state and have equivalent Errors and Omissions coverage through your resident jurisdiction's group plan with coverage expiring on or before January 1, 2012, and you have not yet filed a certificate of equivalent coverage form verifying coverage extending past January 1, 2012, at the time you submit your renewal application to our office, and you are intending to renew on active status, you must submit (if filing online) or attach (if downloading renewal form) prior to or no later than the time the license renewal form is sent to the Commission, the completed and signed the certificate of equivalent coverage form which verifies renewed coverage, and check blank 3 or 4, as appropriate, on your renewal form in the Errors & Omissions section, or your renewal will be returned or rejected.

Finally, if you are renewing your license on inactive status and/or if you do not intend to carry Errors and Omissions insurance in 2012, you will not be able to renew your license on active status. You will need to check blank 5 indicating that you are requesting your license be renewed on inactive status.

8.    Renewal Deadline: Although licenses do not expire until December 31, 2011, renewal applications, all required attachments (as identified throughout these instructions), and the correct renewal fee must be received in the Nebraska Real Estate Commission office by no later than 5:00 p.m. on November 30, 2011.  Renewals received past this deadline will have to pay additional late penalty fees (which are $25.00 per month or any portion of a month beginning December 1, 2011).  The option to renew late expires July 1, 2012. Do not attempt to avoid late renewal penalties by sending incomplete renewal forms and/or inadequate attachments or documents. Your license will not be renewed until all materials have bee submitted in full. Please corrdinate your documents so that they arrive either prior to or simultaneously with your renewal. Follow-up documents often delay processing of your renewal.

9.     Pocket Cards to be Replaced With a License Receipt: Near the end of December, when renewals have been processed, the Commission will mail to all renewed licensees a receipt for the license fee rather than the familiar pocket card. This receipt will contain the licensee's I.D. number so that it may be referenced whenever that number is needed i.e. continuing education registration, E&O insurance enrollment, etc. It will be credit card sized for ease fo storing in your wallet or purse. As in the past, licensees on inactive status will receive a letter explaining the inactive status.

WHEN UPDATING YOUR FILES DO NOT DISCARD THE ORANGE CARD MARKED "IMPORTANT AND CONFIDENTIAL" PREVIOUSLY MAILED TO YOU FROM THIS OFFICE.  THIS CARD CONTAINED YOUR USER NAME (I.D. NUMBER) AND PASSWORD.  THIS INFORMATION WILL NOT BE MAILED AGAIN.  THIS DATA IS NECESSARY TO ACCESS YOUR INDIVIDUAL PROTECTED INFORMATION FROM THE COMMISSION'S WEBSITE AT: www.nrec.ne.gov  AT THIS TIME PROTECTED INFORMATION INCLUDES CE HISTORY AND E&O INSURANCE STATUS.  Should you lose or forget this information please contact the Real Estate Commission at (402) 471-2004 and be prepared to identify yourself - - THIS INFORMATION WILL ONLY BE GIVEN TO THE INDIVIDUAL LICENSEE IN QUESTION.
