INSTRUCTIONS FOR THE USE OF THE
SELLER PROPERTY CONDITION
DISCLOSURE STATEMENT
The Seller Property Condition Disclosure Statement is to be completed by all sellers of residential real property which consists of 1-4 dwelling units, and is to be given to the purchaser of such property prior to the purchaser entering into any contract which would bind the purchaser to purchase.
Neb. Rev. Stat. § 76-2,120 is enforced through the court system and not by the Real Estate Commission. Buyers or Sellers needing advice or guidance on the law or regarding a cause of action should consult with a privately-retained attorney.
Licensees should be aware that Title 299, Chapter 5, Sections 003.23-003.25, which can be found in the License Manual, indicate the licensee's responsibility regarding the Seller Property Condition Disclosure Form.
